Manual Booms Installed!

As you are all aware, the autogate system at gates 1 & 2 worked only a limited number of days this year!!

We have finally installed manually operated booms while the autogate systems are repaired.... after much deliberation. When the autogate system is finally working, or new autogate system is installed, the manual booms will stay in place as backup whenever the lighting strikes again!

If any residents has suggestions on the brands of autogate system, please do drop us the information and suggestion at: casariacommunity@gmail.com

More things are coming up in terms of motor vehicle and bike stickers; as well as residents card.

Fire Drill Anyone?

Just a reminder why we are so strict with keeping motorvehicles away from fire hydrants and the TNB mini sub stations within the apartment complex.

Lets work together to ensure that our apartment complex is safe! Do report immediately if you come across any faulty fire fighting equipment in your part of the apartment complex i.e. if the management company has not already beat you to it!

Update on Bomba Lift

Management Company's Encik Ismadi is pleased to report the following:

Lift No. 1 has been reactivated on the afternoon Monday 17/08/2009. The lift has been tested and currently running as normal.

According to the engineer from Logic Base (the new lift service / maintenance company), they had inspected the overall condition of the lift no. 2 and find the lift to be in safe working condition. They (LB) will monitor it from time to time specially during the monthly servicing.

The emergency contact number for Logic Base (03-2718-0990) is reflected at all prominent places at the lobby of the highrise, security service office, control room and the management office.

New Management Company Takes Over!

Well not New, but we are pleased to advise that Syarikat Maluri Urusharta Sdn Bhd, a subsidiary of Syarikat Maluri the developer, is back in charge of Casa Ria Apartments!

The handover went smoothly with the exception of certain accounts that the outgoing management company had not furnished the take over team; hence the required payment of the management fee and salaries of the staff to the outgoing MC will have to wait until these are received by Syarikat Maluri Urusharta Sdn. Bhd.

The new contact number will be 03-9285-1033 for any complaints and assistance.

Just to inform that the Security Service Provider has changed as of 00:00hrs on 11th July 2009.

The current service provider is Kawalan Keselamatan Sentral. The handover was carried out and no abnormalities were found. The transaction went smoothly.

Suggestion for Rodent Pest Control

I would suggest deploying a covered bin to each garbage hut to receive ONLY WET KITCHEN WASTE.

I trust this covered bin will deter the rodents from easy access to their food supply source; our garbage heap!

Maybe we can source for biodegrable plastic bags for the wet garbage as well. All other garbage goes into normal bin. We may even go further by taking this opportunity to separate our garbage.... hopefully our residents are trainable!

1) Newspapers, old mags and printed matters to be deposited into a box located at each staircase foyer near the post box. These will be collected twice a week;

2) For those garbage huts that are holding two bins - marked them accordingly - glass / paper / plastic.

Any reaction to this suggestion? And anyone has source for supply of this bin?

Joint Management Board Training

Peter has responded to my enquiry on the Joint Management Board that they at CONDOMINIUM, APARTMENT and HIGHRISE COMMITTEE are organising.

(As at 22nd June 2009: I am planning a session on the 11th of July 2009 at Kelana Jaya.....I have place for 8 more...... Peter)

We are non-profit making but we do need to cover our costs and give some allowances to our volunteers. Therefore we are "charging" RM50 per person. Out of the twenty, we also strongly suggest that 16 are paid and for organiser to allow at least 4 from low cost to attend for FREE.

This being part of community services. Therefore in your area, if you do have 16 + 4 people, and a place, please let me know than a special session can be organised specifically for your area. Failing which, I would be more than delighted to include your JMC team in the next available session in the PJ area.

The session can be in english or english/malay. Normally I would prefer to do so with participants from a few different condos/apartments instead of all from the same condo. The reason is to also encourage net-working.

I would try to set up something for mid July and maybe group you guys up with other condos. Will keep you informed.
