2. Put 200ml hot water in the bottle, stir with 50gram brown sugar. Put the sugar water in cold water to cool it down til 40C (temperature).<br />

They use a bigger container with cold water - put the small cup that they use to make sugar water in that container and that stick is a thermometer because they want the sugar water to cool down to 40C (temperature).<br />
<br />
3. After cooling down, put the sugar water in the bottle then add the yeast.<br />
<br />
No need to mix the yeast with the sugar water. When yeast ferments, it creates carbon dioxide.<br />
<br />
4. When you cut the bottle, dont throw the top part away because that’d be needed for step 4 - you see they put the top upside down to fit into the bottle.<br />
<br />
Carbon dioxide will be released from where we drink the bottle so make sure to seal the edge.<br />
<br />
5. Put black paper around the bottle since mosquitos like dark places and carbon dioxide. This mosquito trap will then start working.<br />
<br />
Mosquitos fly around the corner, so the best place to place the trap is at some dark corner.<br />
<br />
TIPS: Put the trap in some dark and humid place for 2 weeks, you’ll see the effect. You’ll have to replace the sugar water + yeast solution every 2 weeks.<br />

<tr><td style="vertical-align: top;" width="100%">The concept of a management body should be fairly clear to a Management Corporations' Council' members or even many long-time strata property owners. For non-involved owners and residents - especially first-time owners - this form of common-interest 'governance' can be perplexing and, at times, bewildering., what with the many parties (developers, managing agent, management council, other buyers) involved as well as with the legal duties of each party.<br />
Those who have never lived in an owners' corporation (condo, apartments, townhouses, gated communities) often do not understand the necessity of service charges, sinking fund, rules and volunteering to sit in the management council. For them, the 'management' may be perceived as little more than a nebulous entity that expects prompt payment on monthly invoices. This lack of understanding can lead to miscommunication and misunderstanding with the general perception that condo living is 'hard'.<br />
<br />
<b>Required by law</b><br />
Call it by whatever name, Joint Management Body (JMB), Management Corporation (MC), Residents Association, they are all basically a community association of property owners looking out for their best interest. In the first two, it is a requirement by law for strata titled property under the Strata Titles Act, 1985 and the new Building and Common Property (Management and Maintenance) Act, 2007 ('BCP'), whereas Residents' Association are voluntary organizations registered as a society.<br />
<br />
The new BCP Act now allows the formation of a joint management body from the start and owners do not have to wait till the first annual general meeting called by the developer to have a say in how their investment is managed and maintained.<br />
<br />
Very often, only a small percentage of owners in condominiums or other types of strata titled development take interest in how their properties are managed. This leaves the handful of volunteers burned out after years of volunteering their services. There are also some who are interested but do not have the knowledge or skill to sit in the decision making council.<br />
<b><br />
</b><br />
<b>Challenging duties</b><br />
In the BCP, the joint management committee representing the purchasers' should number at a <b>minimum 5</b> purchasers, <b>maximum 12</b>. Whereas, in the Strata Titles Act, the Management Council should consist of, a <b>minimum of 3</b> parcel owners, <b>maximum 14</b>.<br />
<br />
Although these are voluntary positions, it has to be taken seriously because it involves people and their investments. Most owners' corporations are headed by a leader who might also be the chairman at meetings. Strong leadership is an essential component of every successful owners' corporation. Very often, those who speak the loudest at meetings are elected which may not be sufficient for the long term.<br />
<br />
A good leader can make a difference for an owners' corporation spirit. By considering the strength and qualities it takes to succeed, selecting your leader can in a very real way, lead to a more productive and happy community. Here are some tips on how to choose the leader of your home community.<br />
<br />
"A manager does things the right way and a leader does the right thing." A leader is someone who not only recognizes the "right thing," but who can also motivate others to help him get the right thing done. Strong leaders should have skills, knowledge, and experience plus the abilities to motivate and command.<br />
<br />
How do you recognise who has this special combination of insight and inspiration? There are personal characteristics that point to strong leadership style. Look for people who display these particular abilities:<br />
<ul><li><b>Ability to take criticism</b> - No one in a position of power will escape criticism. Leaders have the ability to discern when criticism is valid and when it is not.</li>
<li><b>An open mind</b> - A leader must be able to approach a problem creatively. Perspective is an invaluable leadership tool. A council/committee that is afraid of change will stagnate.</li>
<li><b>Communicate well</b> - Explains, persuades and praises. Some volunteers are not particularly articulate, yet are valuable and productive. Leaders should be able to express ideas clearly and persuasively.</li>
<li><b>Decisiveness</b> - Taking a stand involves making mistakes. A good leader takes a stand and if an error is made, acknowledges it and makes a course correction.</li>
<li><b>Enthusiasm</b> - Enthusiasm is contagious. With it, council members are motivated to keep volunteering. Without it, voluntary work becomes a burden.</li>
<li><b>Leads by example and promotes teamwork</b> - Arrives on time, never shirks responsibilities and demonstrates good work habits. Instills cooperation among volunteers, making it easy for them to pitch in together. Pitches in along side others and not just issue orders for others to follow-up.</li>
<li><b>Listens to others</b> - Source for and uses other's ideas and gives credit when credit's due.</li>
<li><b>Problem solving skill</b> - Uses knowledge and experience to help get the job done.</li>
<li><b>Sensitivity</b> - A genuinely caring leader inspires confidence in others. Confidence leads to results. Leaders delegate, give and seek constructive feedback. A leader knows how and when to give praise. Praise is the simplest and often the most valued form of reward. A leader knows how to criticize constructively: pointing out what is wrong without attacking personalities. A good leader seeks opinions and ideas from others.</li>
<li><b>Sound judgment</b> - Has the ability to identify and prioritize issues. A good leader then weighs alternatives carefully before making decisions.</li>
<li><b>Takes responsibility</b> - Never blames others for problems.</li>
<li><b>Vision</b> - A strong leader understands and promotes the community's best interests. Leaders set goals, communicate what's needed to achieve them and then move toward them.</li>
</ul><b>Here are some tips to consider when electing the leaders of your owners' corporation:</b><br />
<ul><li>A leader should understand the functions of the owners' corporation and be familiar with significant historical events of the community. Newcomers frequently make good volunteers. However, there are some situations which call for someone possessing a historical perspective. For example, if the corporation is in the midst of a sensitive litigation or a new management contract, a newcomer might detract by insisting on covering old ground again.</li>
<li>How much interest has the candidate shown in the community and its undertakings? Has there been regular meeting attendance and participation in activities? If not, investigate the sudden interest. Be particularly careful about "one-issue" candidates who volunteers because they dislike a certain contractor or are opposed to a recent service charges increase.</li>
<li>A candidate should not have conflicting personal and professional commitments. For example, a high public profile candidate may have numerous commitments that mean infrequent participation.</li>
</ul>If all the above sounds to you like a mini-government, it is in fact one. If you own a property with common property, you automatically become a member, like it or not. <span class="Apple-style-span" style="color: #cc0000;"><b>Over time, we have noticed that home owners can be categorized into three groups; those who make things happen, those who wait for things to happen and those who asked what happened. Which group do you belong to?</b></span> Choose your leaders well and prosper or wait for the next election at the annual general meeting and run for council member post.<br />

<tr><td style="vertical-align: top;" width="100%"><div align="justify"><strong>Management Corporation - Preparing for an Annual General Meeting (AGM)</strong></div><div align="justify">If you thought you only have to attend meetings at work, think again, if you are a strata development owner. One important aspect of strata ownership is that by law, annual meetings that have to be convened. An annual general meeting (AGM) is a yearly opportunity for owners to be active in their strata development community. From time to time, the elected Council or Owners may want to have other special meetings to conduct business between the AGMs.</div><div align="justify">These meetings are called the extra-ordinary meetings. This article refers to the Strata Titles Act, 1985 (STA), where strata titles have been issued to the development. For strata developments which are pending issuance of titles, there is another set of legislation – Building and Common Property (Maintenance and Management) Act, 2007 which has almost the same set up for formation of a body to control and govern the strata development.</div><div align="justify"><strong><br />
</strong></div><div align="justify"><strong>First AGM - Get your strata titles first</strong></div><div align="justify">Unfortunately, there are some purchasers who mistakenly withhold transferring of their strata titles for the wrong reasons. We have come across many committee members of Pro Tem Committees or Residents’ Association who have inside knowledge of the ‘mismanagement’ of the developer and are dissatisfied with the conditions, whether financial or technical, and believe that by withholding the transfer, the developer/original proprietor would not be able to call for the First Annual General Meeting to end the initial period of the Management Corporation (MC).</div><div align="justify"><br />
</div><div align="justify">This belief is wrong for the following reasons:</div><div align="justify"><ol><li>Any existing grouses do not negate the fact that the transfer of strata titles completes the sale and purchase agreement.</li>
<li>Grouses have to be handled collectively, and the MC or Joint Management Body (if strata titles are not issued yet) is the legal body to oversee the common complaints of their bodies.</li>
<li>Now that the required sum of the aggregate share units have been reduced to one-quarter (1/4) from one third (1/3) following the recent amendments to the STA, other owners will not agree with the committee but will go ahead and do what is legally necessary to transfer their own titles to themselves and effectively be qualified to attend the first annual general meeting called by the original proprietor or developer.</li>
</ol></div><div align="justify">In an example, of a strata development with 200 units with equal sizes, lets say one parcel‘s share units is 130, the total share units would be 26000 share units. If the original proprietor owns 30 units (unsold units), its share units would be 3900 share units. The required quota to end the initial period would be only be 5525 or roughly 43 parcels (1/4 X 22100 (26000-3900)). This quota excludes parcels registered under the original proprietor.</div><div align="justify"><br />
</div><div align="justify">As you can see, it only takes around one quarter (1/4) of the total parcels to end the initial period to form the owners’ MC. There are some purchasers, who argued that, since they have paid in full for the purchase and have been contributing towards the common fund, they should be allowed to attend the general meetings.</div><div align="justify"><br />
</div><div align="justify">Unfortunately, the law requires that only <strong><em>registered parcel proprietors</em></strong> be allowed to attend these meetings and have a say in how their strata development is run. Some meeting organizers may allow non-registered owners to attend the meetings but without voting or speaking abilities.</div><div align="justify"><em><br />
</em></div><div align="justify"><em>STA S.4. - Interpretation.</em><br />
<em>"proprietor" refers to a parcel proprietor, that is to say, a person or body for the time being registered as the proprietor of a parcel, as well as to the proprietor of a provisional block, that is to say, a person or body for the time being registered as the proprietor of a provisional block unless expressly provided otherwise;</em></div><div align="justify"><strong><br />
</strong></div><div align="justify"><strong>How important is the First Annual General Meeting?</strong></div><div align="justify">The Strata Titles Act, 1985 (Act) provides that it is the duty of the original proprietor/developer to convene the First Annual General Meeting within a month of achieving the quota of transferred strata titles.</div><div align="justify"><em><br />
</em></div><div align="justify"><em>STA S.4. Interpretation.</em></div><div align="justify"><em>"initial period", in relation to a management corporation, means the period commencing on the day on which the management corporation is formed and ending on the day on which there are proprietors, excluding the proprietor of the lot who is registered as the proprietor of a parcel or parcels or a provisional block or blocks the sum of whose share units is at least one-quarter of the aggregate share units;</em></div><div align="justify"><br />
</div><div align="justify">If the original proprietor fails to do so, he shall be guilty of an offence and liable on conviction to a fine not exceeding twenty-five thousand ringgit (RM25,000) and to a further fine not exceeding two thousand ringgit (RM2,000) for each day the offence continues to be committed. The developer is therefore bound by law to convene a meeting whether or not the owners are ready to takeover management and maintenance of the strata development so long as the pre-requisite requirements have been achieved..</div><div align="justify"><br />
</div><div align="justify">The agenda for the First Annual General Meeting is spelled out in the Act as well. <em align="justify">The agenda for the first annual general meeting shall include the following matters:</em></div><ul><li><em>to decide whether to confirm, vary or extend insurances effected by the management corporation;</em></li>
<li><em>to decide whether to confirm or vary any amounts determined as contributions to the management fund;</em></li>
<li><em>to determine the portion of contribution to the management fund to be paid into the special account to be maintained under section 46;</em></li>
<li><em>to determine the number of members of the council and to elect the council where there are more than three proprietors; and</em></li>
<li><em>to decide whether to amend, add to or repeal the bylaws in force immediately before the holding of the meeting.</em></li>
</ul><div align="justify">These are serious matters which will affect the unit owners and every effort should be taken by the unit owners to attend this meeting. In this meeting, the number of council members will be determined and can only be changed at the next general meeting. These are your fellow owners who would be representing you for the next year or so. Efforts should be made to get to know them.</div><div align="justify"><br />
</div><div align="justify">The first meeting would also decide on whether or not the contributions to the management fund should be varied. Varying, normally would mean an increase as the council members would have to take into consideration, fees or salaries to pay to a management company or for staff employed, replacements or repair works to the common property now that the building has aged or due to neglect, etc.</div><div align="justify"><br />
</div><div align="justify">It is at this meeting where special resolutions are passed to add or amend the By-Law of the strata development. By-laws are for regulating the control, management, administration, use and enjoyment of the strata development. The Act provides a model By-Law, however this is insufficient for most strata developments which have been operating under other governing documents like the Deed of Mutual Covenants, House Rules etc. The MC may by special resolution make additional by-laws, or make amendments to such additional by-laws, not inconsistent with the by-laws set out in the Third Schedule.</div><div align="justify"><br />
</div><div align="justify">All of the governing documents are tools for the Corporation to run smoothly and for the owners to live peacefully within the community. However, it is also not practical for the strata development to create a working By-Law in one day. The By-Law has to be carefully developed / adopted from other documents. In reality, strata property buyers have to prepare in advance before the first annual general meeting is called.</div><div align="justify"><br />
</div><div align="justify">The National House Buyers Association (HBA) has disseminated information and guided / provided general advice to several strata development owners to prepare for transition from developer MC to owners’ MC. Interested parties can approach HBA by appointment on the days the Association’s Advice Centre is opened to the public. </strong></div><div align="justify"><strong>Business at General Meetings</strong><br />

For meetings other than the first annual general meeting, the agenda is normally set out in the by-laws. If not, the Council will normally follow a fairly standard agenda which includes:</div><div align="justify"><ul type="square"><li>call the meeting to order</li>
<li>elect or appoint a chairperson </li>
<li>proof of notice of meeting</li>
<li>call the roll and establish the quorum</li>
<li>amend and adopt the agenda</li>
<li>read and dispose of minutes of the previous meeting</li>

<li>committee reports</li>
<li>financial report (annual audited financial statements, budget, appointment of auditors)</li>
<li>old business</li>
<li>new business (often includes owners' questions and comments)</li>
<li>election of Council members</li>
<li>Voting</li>
<li>adjournment</li>
</ul></div><div align="justify">The Act and the Corporation` By-laws will determine a parcel proprietor`s voting rights. First, if title to the unit is mortgaged, the end-financier may want to attend the meeting and vote, the owner cannot vote. This rarely happens but the Act requires that the end-financier be informed of this meeting and borrower should get permission to be appointed as proxy to attend the meeting. Second, if a registered proprietor owes money to the Corporation before the meeting, neither the owner nor any mortgagee on that unit can vote. ~ The No Impact Project Experiment ~<br />

I had signed up for the<br />
No Impact Project Experiment a few months ago, which is described as an 8-day carbon cleanse to help participants make lifestyle changes that will reduce their carbon footprint and help us understand how a lifestyle that is gentler to the environment can improve our quality of life.<br />
<br />
I registered as a participant partly to see what other measures I could take beyond those I am already practicing, and partly because I hope to initiate a "No Impact Week" project on a large scale in the Klang Valley next year. After all, our actions must reflect our environmental values. I cannot hold forth on the deficiencies of REDD or cap-and-trade until my own environmental track record is beyond reproach.<br />
<br />
Here are the guidelines and my basic plans for No-Impact Week:<br />
<br />
(Note: I will have to drive on Tuesday as the Bentong Farm Sanctuary Helping Hands Visit had been planned weeks in advance and my friends are looking forward to it. However, we will be going 4 persons to a car so it is going to be quite a fuel-efficient trip. Nevertheless, Day 3 of my No-Impact Experiment will be pushed to Wednesday and the rest of my No-Impact Week will resume from there.)<br />
<br />
Day 1: Consumption<br />
I will have to audit every purchase I make and save all the rubbish I generate for the entire day in a plastic bag, to be taken out and reviewed the following day.<br />
<br />
Day 2: Trash<br />
Trash generated the day before will be separated, audited and reviewed. Participants are urged to rethink their consumption patterns to reduce waste.<br />
<br />
Day 3: Transportation<br />
Participants audit the number of fuel miles they travel each day and think of ways to reduce private vehicle usage / fossil fuel usage. Participants are encouraged to experiment with public transportation, ride-sharing programmes and alternative modes of travel.<br />
<br />
Day 4: Food<br />
Participants take their food list for whole week and calculate its Foodprint. Where did it come from? How did it get here? What is used in its production? Participants are encouraged to buy local, organic and fair trade whenever possible, and to opt for the least processed and least packaged foods.<br />
<br />
Day 5: Energy<br />
Participants carry out home and office energy audits and take action to reduce energy use. Which appliance is used the most? What can we do without? How can we reduce the number of electrical appliances we own and use?<br />
<br />
Day 6: Water<br />
Participants analyse their water footprint. How much water do we use at home and at work? What measures can we take to reduce our water use and wastage?<br />
<br />
Day 7: Giving Back<br />
Day 7 is spent on community service and environmental projects, and finding ways to contribute regularly to environmental movements and community initiatives.<br />
<br />
Day 8: Eco-Sabbath<br />
Participants analyse how they usually spend their day off, and think up what they can do on their rest day that doesn't require electricity, fuel, water wastage and/or unnecessary consumption.<br />

However, most people would agree that animals bring us joy and happiness and improve our physical and mental health. Here are ways to ensure that you and your beloved animal companion do your part for the environment:<br /><br />1. <b>Adopt only animals that have been selectively bred</b> to live with humans and depend on humans for care and companionship, such as dogs, cats and rabbits. Do not support the wildlife trade by purchasing exotic animals such as sugar gliders, raccoons, green iguanas and Indian star tortoises.<br /><br />2. <b>Opt to adopt</b> – Our animal shelters and pounds are full of animals in need of good homes. By adopting from shelters and pounds, you are not only preventing the needless killing of healthy animals, you are playing your part in reducing the numbers of unwanted animals that may end up abandoned. Animal breeders contribute to the problems of pet abandonment and stray overpopulation by bringing more animals into the world when there is already an existing shortage of natural resources and fresh water.<br /><br />3. <b>Spay or neuter your pet</b> – Pet overpopulation creates social and environmental problems such as noise and faecal pollution. Hungry stray animals scavenge in landfills and waste bins, chase people in their search for food, and contract and transmit diseases. The easiest and best way to end the plight of stray animals is by ensuring that your pet is neutered before he or she has had the chance to reproduce. You will save yourself the agony of trying to find good homes for the offspring, and feeding and caring for more animals than you could afford to.<br /><br />4. <b>Clean up after your pet</b> – Letting your pet eliminate waste in public areas is antisocial, and could lead to groundwater pollution. There are several eco-friendly ways of disposing of pet waste. Flushing it down the toilet will ensure that your pet’s waste ends up in the sewage treatment plant. Try getting a pet waste composter where available. These bins are buried halfway into the ground and then filled with pet waste. From time to time, digester powder and water or activated charcoal is added to help the pet waste break down safely. Burying pet waste in ornamental garden beds (not in your compost bin or vegetable patch!) is an acceptable way of dealing with pet waste. Just ensure that it is away from water sources (lakes, streams, wells, irrigation canals). Dig a hole between 6 inches and 1 foot deep, fill it with pet waste and cover it thoroughly with soil to prevent flies and other disease vectors from being attracted to it. It is advisable<br />to bury pet waste a little distance apart each time to allow time and space for decomposition. Putting too much pet waste together in a hole may result in the formation of leachate or may attract flies and rodents. You can bury pet waste together with newspaper scraps, biodegradable litter, garden waste, lawn trimmings, sand and/or vegetable waste.<br /><br />5. <b>Go organic</b> – If you could afford it, make or buy organic food, treats and/or toys for your pets. Organic products are better for the environment because they are produced without chemical fertilisers, pesticides and herbicides, and thus are less likely to pollute water, soil and air or disrupt the ecosystem. In addition, organic products are better for your beloved companion because they contain no artificial colouring, flavouring, phthalates, preservatives or animal by-products from diseased animals.<br /><br />6. <b>Reuse old items</b> and repurpose them into pet toys – Who says your pet needs plastic knick-knacks to be happy? Cut old t-shirts up and braid or knot them into tug toys, or sew 2 pieces together and stuff them with t-shirt scraps to make cushions and rugs for your pampered furry one. Old shuttlecocks, tennis balls, wine bottle corks, cardboard toilet roll tubes and small (but secure!) containers make great cat toys. Unwanted cardboard boxes of all sizes make great hideaways and cubby holes for cats, puppies and other small animal companions.<br /><br />7. <b>Use natural cleaning products</b> – Your pet’s nose and paws may be more sensitive than the average human's nose or hands, so make sure you do your pet and the environment a favour by using only natural cleaning agents. Fruit or veggie waste enzyme can remove dirt, and lemon juice helps to deodorise ‘accident’ spots and deter pets from using the same spot as a toilet again. Lemon and orange peel work well as a chemical-free deterrent to stop your cat from climbing up the kitchen counter or scratching the furniture. A drop of multipurpose organic/biodegradable cleaning solution in a pail of water is good enough for cleaning the floor, gutters and kennels/cages. Choose biodegradable soaps and shampoos with natural ingredients.<br /><br /><br />8. <b>A Friend Is For Life</b> – A companion animal is a long term commitment, and he or she will depend on you for food, shelter, medical care and companionship for his or her entire life, so never treat your pet as a fad or an accessory.
